If moving between the kitchen, living areas, hallway and backyard feels awkward now, new finishes will not fix it. Reworking openings, circulation and the relationship between rooms can change how the home functions without immediately adding more floor area.
HOME RENOVATIONS & EXTENSIONS IN RICHMOND VIC
If the House Feels Tight, the Answer Isn't Always More House.
Renovating an established Richmond home often starts with a bigger question than what to replace. What should stay, what should move and whether the existing footprint can work harder before more space is added. Level A takes on substantial renovations and extensions, with Jake involved from the first site visit, a clear written scope before work begins and written approval before additional out-of-scope work proceeds.

BUILT FOR A DIFFERENT WAY OF LIVING
The Problem Isn't Always How Much Space You Have. It's What the Layout Makes You Do With It.
Many established Richmond homes were built around smaller rooms, separated kitchens and different patterns of daily life. Previous alterations can make that harder again, leaving awkward circulation, poor storage or living areas that never quite connect. Jake starts with how the home works now, what is getting in the way and what can be improved within the existing footprint before more floor area is added.

WHEN EVERY SQUARE METRE HAS TO WORK HARDER
Before You Add More Space, Make Sure the Space You Already Have Is Doing Its Job.
In an established Richmond home, a few square metres can make a big difference when they are used properly. Awkward circulation, disconnected rooms, limited storage and a kitchen that fights the rest of the house can make the property feel smaller than it is. The first question should be what can work better inside the existing footprint.
A compact kitchen has less room for wasted space. Layout, storage, bench space and the connection to dining and living areas all matter more when the footprint is tight. The goal is not simply to fit more cabinetry in. It is to make the room easier to use.
Poorly planned storage can make already compact rooms feel harder to live in. Thinking about where storage belongs as part of the renovation can free up circulation, reduce clutter and make the available floor area work more effectively.
Some homes can work far better after the existing layout is reconsidered. Others genuinely need additional floor area. Jake works through what can be improved within the house first so an extension, if it is needed, is solving the right problem rather than simply making the property bigger.
WHEN THE HOUSE REALLY DOES NEED MORE ROOM
An Extension Should Solve the Space Problem
Without Creating Three More.
An extra bedroom, a larger living area, a better kitchen or stronger connection to the backyard can all point to different solutions. Jake starts with what the home needs to do better rather than assuming every extension should look the same.
Established inner-Melbourne properties can come with tighter access, limited working room and existing structures that affect how the job needs to be planned. Deliveries, demolition, staging and trade access can matter just as much as the new floor area itself.
An extension should not feel like a separate project attached to the back of the home. Openings, circulation, floor levels, structure and the relationship between existing and new rooms all need to work together.
Adding space can affect more than the area being built. Existing services, adjoining rooms, structural work and the sequence of construction may all become part of the scope. Jake works through those impacts before the relevant work begins.

You Can't See Everything Before Demolition. You Can Control What Happens Next.
Older and previously altered homes can hide conditions that are not obvious from the finished surfaces. Framing, moisture, services or earlier work may only become clear once parts of the house are opened up. Jake does not pretend those situations never happen. If something is found that affects the agreed scope, he explains what has changed, why it matters and what the additional work involves before anything outside the original scope proceeds. Any variation is approved in writing first.
HOW IT STARTS
You Don't Need the Whole Renovation Solved Before the First Site Visit.
Tell Jake where the house is falling short now. It might be the layout, lack of space, a cramped kitchen, an outdated bathroom or several parts of the home that no longer work together. You do not need finished plans or every decision made before the first conversation.
The site visit gives Jake a chance to understand the existing layout, the changes you are considering and practical conditions such as access, existing construction and how the work may need to be staged.
Jake works through what the renovation needs to include, which parts of the existing home are affected and any requirements that need to be resolved before the work can be properly planned and quoted.
Once the project is better understood, Jake can explain the proposed scope, pricing and expected timeframe so you can decide whether the project is the right fit to move forward.
